  • Analyze current demographics and sales for future forecasting

  • Conduct broker interviews for new markets 

  • Tour prospective markets and sites of interest

  • Negotiate LOI and work-letters for tenant and landlord work

  • Perform lease analysis and business underwriting based on LOI

  • Conduct risk analysis for project, lease, and insurance

  • Prepare lease exhibits including floorplan, branding, and menu

Pre-Construction

  • Engage design team: architects, engineers, and expeditor

  • Form holding entities, power of attorney, and register EIN's

  • Conduct test fits and signage package for lease

  • Outline project risks: construction, schedule, and entitlements

  • Prepare initial project schedule and cost estimates

  • Lease and business underwriting for store performance

  • Lead coordination meetings for all consultants

  • Attain all entitlements for authorities having jurisdiction

  • Procure FFE kit, kitchen equipment, and hoods for cost savings

  • Submit liquor license application and attend community hearings

Construction
Project Management

  • Submit plans for bid and review bids for scope of work and price

  • Conduct contractor interviews for qualifications and experience

  • Conduct leveling meetings for contractor short list

  • Work with contractors for value engineering and cost savings 

  • Submit awarded bid, bond, and insurance for LL approval

  • Oversee mobilization and construction progress

  • Attend weekly OAC site meetings and delegate RFI's / SD's

  • Track and approve construction draws and release of payments

  • Request and track partial release of liens for TI/TA draw requests

  • Coordinate owner-procured items with schedule for delivery/install

  • Create and track punchlist items for completion

  • Ensure close-out of all permits and CO/CU is received

  • Review closeout package: manuals, lien releases, warranties, etc.

  • Engage service contracts for operations and lease requirements
