Landlord Representation

Select property brokers based on experience and expertise

Oversee landlord cap-ex projects and negotiated work letters

Review tenant construction drawings for landlord approval

Submit tenant invoicing for rent and CAM expenses

Review of property taxes and insurance premiums for bidding

Engage and manage legal representation as needed
Development

Determine highest and best use for properties

Underwriting for investor returns including sensitivity analysis

Request pre-meeting for zoning variances to understand risks

Conduct environmental and soil assessments

Apply for zoning variances and change of use as required

Manage consultants through pre-construction and entitlement

Bifurcate scope for owner vs. contractor procurement

Bid construction documents and conduct V.E. exercise

Prepare application for lender submission for construction

Assist with lender due diligence, underwriting, and loan docs

Oversee construction from mobilization through closeout

Manage construction draws, progress, and lien releases

Onboard brokerage for leasing or disposition
